Occupancy
Maximum 6 guests. No unregistered guests or events.
No pets
Pets are not permitted at Channel Landing.
No smoking
No smoking inside or on the decks.
Check-in / check-out
Check-in is 4pm, check-out is 11am. Access is via smart lock keypad; your code will be sent before arrival.
Dock safety
The dock is shared, not private — be courteous to neighboring dock users. There are no rails or other protection on the dock itself; a gate is present at the deck. Supervise children and anyone unsteady on their feet near the water at all times.
Children
Children of all ages are welcome, including infants — parents/guardians are responsible for judging what's safe for their child around the deck, dock, and water.
Boating, fishing & crabbing
Boating, fishing, and crabbing from the dock is permitted; guests using the dock or any watercraft do so at their own risk.
Parking
Up to 3 vehicles, directly in front of the unit and in front of the sheds.
Trash
All trash must be put in the provided trash bags, tied closed, and placed in the garbage can on the front porch.
Quiet hours
The Town of Chincoteague enforces a 10pm noise ordinance. Please be respectful of neighbors at all times — no loud music or excessive noise, day or night.
Damage & cleaning
A cleaning fee is charged on every turnover. Guests are responsible for reporting damage and for excessive mess beyond normal wear.
No parties
No parties or large gatherings beyond registered occupancy.
Respect the neighborhood
This is a residential area on Chincoteague Island — please treat it like the special place it is.
